TitleRe-Roughcasting on Cottage Flat And Property Value?

Hi

I live in one of the standard 4-in-a-block cottage flats in Croftfoot.

Myself and my downstairs neighbour have been discussing getting the roughcast redone, as we both have a bit of minor damp presenting in the flats, in my case around the front door, windows and cupboards.

I suspect that the previous owner covered over over the damp previous to my buying it, however when I re-mortgaged, it was flagged on the home report. This had a negative impact on the value of the property when it was evaluated prior to a remortgage. At the time (this would have been Summer 2016 after buying in Spring 2013) it seemed like it was no more than 1k compared to the purchase price (although I didn't do any cross referencing as to what general property prices in the area were doing at the time and whether that offset the difference or not).

I'm in favour of getting the work done (especially due to it being flagged previously), but as my intention is sell and move within the next 1-3 years, so what I'm trying to evaluate is whether investing in the work is money I'm likely to see again. The work looks likely to cost about 3.5k each.

I know the cottage flats can be prone to a touch of damp, and from doing a bit of googling a recent re-render does look to be a selling point on some properties.

Also, looking at some trends/estimates this morning, it looks as though prices in the area have gone up in general in the last 5 years or so.

Does anybody have any experience or thoughts as to whether I'm likely to be able to, if not add value to the property, then at least break even by getting the work done?

Thanks.
