TitleShortage of rental property in the city?

Hi guys.

I'll give the back story in a bit, but is anyone noticing there seems to be a shortage of rental property available in the city recently? Or am I just missing something obvious?

I am currently lead tenant on a 2 bed flat in Shawlands for £700 (got flat a couple years ago). Unfortunately, during covid my flatmate moved out. I used the opportunity to form a support bubble with parents and turn the spare room into an office. However paying full rent which was only ever budgeted for for a 3 month emergency period, not 15, is starting to take its toll financially so looking at options.

One is to rent the room out again now things are starting to get back to normal.

The other is to find a one bed for less money and save some cash. This option appeals to me more as I've grown accustomed to staying myself. However looking around, there is hardly any 1 bed flats available to rent in the city for less than £700, which would mean I'd still be financially in a sticky situation.

Am I missing something here or has availability of property dropped? Or has the price of property skyrocketed the past couple of years?
