TitleFirst time buyer woes… advice needed

Just looking for some advice… so the property market is basically mental… we are trying to buy and it just seems impossible with everything going way over HR value. Like who has that much money on top of a deposit!

Me and my partner have been renting for over 15 years, last 10 in dennistoun and looking to get our first place. Nothing too fancy, though really want a garden. We been looking at property’s valued about 120-150k but they are going for crazy money over that.

Basically dennistoun way out of budget now, so we have been looking in rutherglen, cathkin and out north towards Kirkintilloch. We just want somthing in or at least close to city in a okay area. (I have basically given up the dream of heart of south side) We don’t have kids so not tied to school catchment areas or anything.

Do you think the market will calm down a bit in autumn / winter?

Getting conflicting advice about if should put a high early bid in to places or let things go to closing? Seems everything going to closing within a week or 2 anyway!

I take it at least 10% over HR is the standard these days? Is that still the same, say out with the city in Kirkintilloch?

It just so depressing, we both have been saving for ages, have decent jobs but can’t seem to get close on any of the places we have liked. And we trying to be realistic so looking at fairly standard 2 beds

Any tips of good fairly cheap areas to try much appreciated!
