| Body | We bought a tenement flat last year in the West End and the EPC rating is abysmal (which would explain how we managed to snag it for under the home report value). However, the ‘potential’ EPC rating isn’t much better than the current rating, and would leave us still in the same bracket (the potential being what we would achieve if we completed the recommended action on the EPC report). There’s no point in us rushing to replace the windows for example if it’s not going to bump up our rating to a new bracket (although we will do it as some point of course).
Does anyone here have a decent EPC rating in their tenement property? If so, what exactly is contributing to that rating? For us, I guess we will need to do more beyond recommended action but it would be good to get an idea of what else we will need to do. Cheers! |
