TitleBuying a house

My partner (25) and I (27) are bought our flat 3 years ago with the help to buy scheme. Currently, due to the development we live in nearing completion and the fact the property market is mental just now we stand to make 25.5-28.5k if we were to sell our flat and have enough money in our savings to put down a 5% deposit on a house and still have wiggle room to put down more on offers over etc,.

We have seen a 4 bed, detached house with a non-overlooked garden with a HR value of 260k. Basically, I'm just looking to see what other peoples experiences have been buying houses in Glasgow over the past 12 months and whether this seems an excessively expensive price given the current climate. I'd also like to know what peoples thoughts/experiences have been when making offers, whether they have been successful/unsuccessful and what % over the home report value you went. Would like to hear other peoples thoughts/opinions/experiences out with friends and family. Cheers!
