Yeah it’s insane. We had 25k as well, 20k for deposit and 5k for fees/furniture. It all had to come down to my income because my partner is self employed but hasn’t been doing it long enough to have his income taken into consideration. In the end, we had to compromise on some of things we wanted (driveway, location etc) because we could only get approved for a 95k property. We had a baby on the way though so we couldn’t stay where we were and didn’t want to rent any longer. We see this as a starter home just now but at least we’re on the properly ladder :)

I can totally sympathise with your situation though, it’s all bullshit. People should just tell you what they want for the property or what’s the very least they’d take for it. None of this backwards and forwards with offers that are, realistically, never going to be considered!

My only advice is not to waste your time with a mortgage broker (first mortgage in particular). They will try to sell you every added extra under the sun to get commission, and make you think you NEED these things when you don’t. Lucky we saw straight through it all and ended up doing it ourselves.
