I live near uni and pay a little under 700 for a 1bed. Check the EPC rating (ideally > C) and make sure you have double-glazed windows. Your heating bills will be less if you live above other flats and if your flat is able to contain the heat.
Also, keep in mind that wifi contracts are usually 12+mo.
