A small, quality kitchen can be £5+k (or 20+k from Magnet; arseholes), a dining room _easily_ the same. Add in size, feature restoration, quality of finish, structure etc and tens of thousands is not beyond the pale.
Although "tens of thousands" would be nuts if the dining room just needs a skim & paint.
