I’ve worked on sites for a few house builders. You would be surprised what corners are cut just to get stuff done. As one of the posts on a link above mentions, quality varies massively between sites and even houses on sites.

The building companies want to return a profit and that filters down through every trade on site, who are all trying to maximise the amount of money they get at the end of the week.

If you go new build, off plan, there’s no way to know what you’ll get. A big benefit is that if something goes wrong, you have the NHBC guarantee, but it seems from comments here that the after sales service from companies varies.

It might make you feel uncomfortable, but be prepared to haggle and be cheeky - I can’t see loads of folk rushing out to buy new houses at the moment, so ask for things thrown in, upgraded etc. Remember a lot of new builds don’t come with flooring, grass etc. Then ask for a chunk off the price too.

I have a few pals that are 5-6 years in to living in new estates. They lived without roads for 2 years, as they were first phase, plus the construction noise of the other phases going up. Couldn’t get decent internet for the first 2 years either as there was no fibre exchange.

Prepare to have to decorate after a year or two - they’re all painted with cheap shite that will look like crap very quickly.

They biggest issue my pal has is trying to sell his 5 year old house. He’s outgrown it and wants a bigger one. The plot is so small and tight to next door, there’s no room to extend. Nobody wants to buy his house, because they keep adding new phases to the estate - there’s better deals on a new build with incentives that buying a 5 year old one. I think some folk now won’t live in ‘2nd hand houses’ (I’ve heard more than one person say this). He’s looking at a hefty loss. Plan a good few years ahead before you take the plunge.
