Usually, I’d say you’re looking at least 10% over the home report value, even if it’s a fixer upper. It’s a popular school catchment area and it unfortunately drives the prices. We found that out when we moved here. The same is true of Giffnock and Mearns.
If schools aren’t a priority you’ll get more for your money elsewhere. If you’re moving here for the schools then Busby is also worth considering.
