Your math is wrong. Even at 4% interest would probably only be about 40% of the mortgage payment. And tax deductibles are as good as money in your pocket unless you've made less taxable income than the deduction. I'm not moving numbers around at all. Being £30 out of pocket to gain up to 430 in equity seems a pretty good investment to me. Don't know why you're downplaying it.
