I would say if you're not in any desperately urgent hurry, wait 6 months, the estate agents I've spoken to, predicted a total shit-storm of buying and selling at the end of lockdown, which will last about 6-8 weeks, then it would taper off, and winter would be when the madness dies down. If you're living at home right now and saving, keep doing that, don't move into a rented flat. Landlord price-gouging is just mind-blowing, you'll never save for a deposit in a rental,.. or you might, but at a snails pace.
