Unfortunately, no one will help, and you don't have anyone to trust as a first time buyer because no one is working for you. (just as a reminder, because even I forget: sellers agents don't care about you, they want you to tell them what you'll pay, so they can use you to hike someone else's price, and your mortgage broker is getting paid commission by banks) You THINK your solicitor will help, but actually, they just want to tick the box, take your £1.5k, and never see you again. The absolute best thing you can do, is just talk to people you know who have bought recently, (or previously). My absolute most golden piece of advice is NEVER agree to package up your solicitor and broker, with any kind of cost-saving promotion which the sellers agent offers you, it's not a good deal, and then your whole team really is working for the seller.
