I defo agree its gentrifying, its way better than it was 5 years ago when i lived there since they forced the slum landlords out but while it sits in the bottom 5 percent you cant recommend it as an area for someone to buy in, its a gamble. Its one of those areas you could realistically lose a lot of money in.
