Renting is always a trade off. I would visit at least because it’s a good location, not far from the heart of the city and in walking distance from the west end, easy to commute with plenty of buses stopping nearby, the Centre for Contemporary Art is a few minutes away and there’s a gym and a yoga place nearby. It’s also a great location for cafes, restaurants and bars. So really even if it may be be a bit lively at night if the flat in itself is correct I’d take it.
