if the banks are valuing it at 175k then don't overpay too wildly over that, prices will start to drop soon, high LTV mortgages are being cut left right and centre, and we are certainly going to see a drop. The agent is motivated to get you to spend as much as possible. You do what is right for you and your budget, and if you miss it you miss it. In 6 months to a year you might find people can't sell a bean in the housing market, and if you have the cash you could get a bargain (at least relative to now)
