I just sold my one bedroom tiny flat in maryhill/north Kelvinside for £120k, home report price. I put fixed price as I didn’t want to muck people about or be mucked about. It’s bloody difficult buying - viewed a house that was valued at £160,000 and it sold for £189k - mental! Honestly the best thing you can do is 1) set yourself a limit and try your hardest to stick to it - it’s really easy to let yourself heart rule your head once you start looking! 2) research the area you fancy - for us we had no idea where to live or where we could afford all we knew was we wanted a house with a garden. I was totally overwhelmed by all the different areas in Glasgow (even though I have lived here for over 18 years lol!). Anyway because we were in the west end (albeit maryhill really) we settled on knightswood as it was within our budget and wouldn’t be a massive lifestyle change. 3) Most sellers are keen to exchange quickly and will even take a lower offer sometimes - this is what gave us the advantage in getting our house (although then the dreaded covid struck but that’s a whole other story!)
Life is tooo short to get yourself caught up in all the madness of house buying and selling - it took me three years to finally pluck up the courage to do it and then the bloody covid struck. People will say wait as the market will slow and you’ll get more for your money (which is probably true) but if your heart is telling you, you want or need somewhere bigger or just different then take the chance.
