Comment | I'd assume with dropping the offers over price you also find the typical offer drops alongside it so it's probably a balancing act of garnering enough interest while setting a price that maximises the best offer you'll get. How popular the property is and just preferences/experience of the agent probably all feed into that. At the end of the day they're trying to get a sale for the best price they can, any adjustments will be aimed at that target though some of them will get it wrong some of the time of course. |
