Unashamedly jumping on this thread here.

I've been lurking for a while, my husband and I are trying to move to Scotland. I've been doing some initial research on Rightmove and the whole price thing is really baffling. For those properties that have a Home Report attached to the listing (or that you just put your email in and get it sent automatically) - I've seen anything from a 10% to 30% difference from the HR. I can sort of understand 10% but 30% - what's the point of trying to catch a buyer who is looking in a certain bracket if then the base offers price turns out to be 30% higher?

I guess once you see the HR, then that answers if for you, but so many agencies don't list it, and until I've sold my house I don't really want to phone around the agencies and potentially get on their nerves.
