Agree with everything you've said here!

Especially that, although it doesn't seem like it now to many people, Sauchiehall Street is especially well placed for a return to former glory (of you want to put it like that).

The full length of the the street will have the avenue treatment relatively soon (the 2nd part of it is in one of the next batches of streets to get it done). The north-south avenues and segregated cycle routes (on Hope Street and Cambridge Street) will open Sauchiehall Street up to a lot pedestrians and cyclists too.

Also the McLellan Galleries is being turned into a co-working space, and new build to rent accomodation planned for Charing Cross. Lots of cultural hotspots along it (CCA, GFT, the willow tearooms). It has a lot that can make it very marketable over the next few decades. The ABC and Renfield Street fires have for sure left massive repair jobs to be done, but the basis is there for it to be much improved once this all comes together.
