To answer my own question - no. Not sure if I'm telling you something you'll already know, but you'll have to pay a 10k deposit plus commission if you're successful. Not sure if you then pay another mortgage deposit on top of that but you'll have conveyancing fees plus land registry fees. So unless you're a cash buyer, this one probably isn't the best idea.

Sorry if you know this already - it was the term "guide price" that piqued my interest. That's very different from "offers over."
