The 18k they quote is from an article published last year when both 5 and 10% mortgages were a thing. It is also selective - the marketing doc doesn't mention size of flat when actually it's specifically referring to 2 and 3 bed houses needing a deposit of 18k. It's comparing apples and oranges.
