Depends how close. Not right now but when things calm down a bit you can get some decent flats. Full areas get written off when there are bits that are ok.

I paid under 60k for my flat in Bridgeton 5 years ago- it's fine and I'm happy. I have nice neighbours and I have a train station, the Green and West within 2 mins of me. Can't complain.
