Mind you, most of flats in the southside seem to be going for ~10% over their valuation price, which itself usually sits ~10% over the 'offers over' price. So all those places you see on Rightmove advertised for 90k will likely sell for 105-115k. And the 'over valuation' part needs to be covered in cash, no mortgage.

The main source of cheaper properties are auctions but they come with the usual risks of buying at an auction. But it's likely you won't even need to consider that because those you have to cover 100% with cash.
