Comment | Hi, sorry to hear about this. We also had very shitty agents literally from the same part of town (1st lets) and are in the process of suing them (never protected the deposit and lied through their teeth + unsafe flat etc). I’ve spent hours liaising with legal advice and you sound very smart but one tip: letting agents, apart from a minority few, are vile but also incompetent. If they try to take your deposit, eg for cleaning, they MUST provide proof of the cleanliness when you moved in. If they cannot, the deposit is yours. Our agents had a paper inventory of the flat, purposely leaving out broken and damaged parts of the rooms, but paper copy essentially doesn’t mean anything when we had digital pictures showing the damage was already there. Even if you don’t have pics of when you moved in, if the agents don’t either, the deposit goes to you. If you drag out the arbitration with deposit scheme, it’s highly likely they will drop it since they usually tend to be lazy. Even if they try to take let’s say 50 quid for damages, if you dispute, only 50 stay under the deposit scheme whilst you mediate with the rest of the money immediately sent back to you. And never ever trust your agents, considering they’re almost deadly close to yours in terms of the address I’d say they’re similar. Ours would lie and implicate themselves through their emails, giving us a good case in court. ALWAYS EMAIL THEM, you need proof in writing. Considering this area is full of immigrant families I figure they are negligent for a reason, and try to fuck innocent people over. The flats in that part of town are a mess and they don’t care for them, as you’ve seen from the reviews etc. |
