This is bullshit, don’t listen to it. Read your policy wording, including ‘How to notify us of a claim’. It’s worth making your insurer aware as soon as possible, but the 24 hour thing is bollocks.

If you’re factored, it’ll be dealt with by the block insurance. You’ll be liable for the excess, but the morally right thing to do would be for the landlord or the tenant to pay it depending on what caused the leak.

If you don’t have a factor, you will need to claim on your insurance. Again, you will be liable for the excess unless you can prove they were negligent. This would be tricky to do - you would need to have the same thing happen repeatedly and prove that they knew about it, ignored it and have done nothing to sort it.
