I'm mostly concerned about the big stuff you have to do all at once: architect/planning/structural engineer fees and the actual knocking through the wall. I'd be quite happy to do the remaining bits (i.e. sorting out the floor boundary, kitchen remodelling etc.) myself, especially that I can do the gradually in my own time.
