You're not alone for sure. My mate is trying to buy a 2-bed in Pollockshields and everything going for 20-30% over HR. I'd say the same rules apply: if you're consistent with what you're willing to pay (and those numbers don't seem unreasonable at all) then it will happen eventually. Best of luck!
