Bear in mind you also need to compare it to the sunk cost of paying rent - I bought my first house at the peak in 2005, and it had lost 25% of its value when I came to sell 8 or 9 years later.

I still saved around 20k over paying rent for the same period.

Because we had been living there long enough, we weren't in negative equity - it sounds like your mistake was buying a house only to live in it for slightly over a year?
