Just a tip, when we were in a similar situation we took to ignoring closing dates and just making direct take-it-or-leave-it offers at around 10% over HR. This is in the West End.

Yeah, we got turned down a few times (even though in one case our offer was actually higher than what it then sold for at closing), but then we found one seller where we viewed it the day it came onto the market, offered them 9% over the following morning with a 24hr deadline, and they accepted instantly.

Some folk won't bother going to closing if you get in quick.
