If there is a water ingress issue and there are repairs that are being considered then the factor would have to disclose that to the selling solicitor who in turn would have to disclose it to you. So theoretically, you could bid on the property and get that information prior to signing the missives etc and could still pull out.

Alternatively and a much better idea imo, is to get your own survey done.
