Is the building Borders used to be located in still on the rental market? There's a shop in from Japan called Book Off/Hard Off where they sell tons of used books/hardware/games in amazing condition and I can imagine it going perfectly in that space. They have them in other countries, so I low key want to email the CEO and tell him to open a shop at that location.
