It's definetly this. We are trying to buy our first property at the moment, and whilst I knew this was a thing, I didn't quite understand the scale of it. For a property at about 280k it looks like you need a 28k deposit and 10%/28k in cash on top of that.

We don't have that much readily available on top of the deposit so just keep getting outbid. We may need to wait for 95% mortgages to free up more capital at this rate. Really frustrating.
