Don’t rush into buying something. It can be quite frustrating buying a house especially if you have put in a few offers and been out bid or rejected. You will get to the stage where you want to buy a house just because you want one and don’t want to end up with buyers remorse.

Take your time to view the place. And look everywhere. Look in roof spaces and lofts. Check electrical distribution boards, boilers. You don’t need to know about them to know they look old. If your feeling really brave you can take a socket or light switch off and look at the cables.

Someone else has already said that the home reports are useless. When I bought mine home reports said the electrics were fine and the roof was fine. Last year we had building work done and had to get all the electrics replaced because they were fucked and I’m now looking at having to get a new roof because that is also fucked.
