You 100% must turn on the lights, taps, shower, flush the loo. Open every cupboard. Check around the ceilings and windows for signs of damp. Walk around outside the building look for cracks. TAKE PICTURES OF EVERYTHING so you can remember, and ask others for second opinions.

Ignore what your mortgage advisor tells you, you can afford and work out what you can afford each month, and go from there. Think about how you'll cover the mortgage or repairs if you become unemployed. Once you have a mortgage, over pay if you can, even £50 a month can save you thousands in interest in the long run.

Use zoopla house price report to see what other houses are selling for (it's usually about 3 months old, but it'll give you an idea).

Most important, this is really hard to remember, when you don't know who to speak to but, NO ONE IS YOUR FRIEND! The agent is working for the seller, and just wants a good price and will completely screw you over if you tell him too much.

If you love a place, immediately put a note of interest in with your *solicitor*. If you really love it, put a time limited offer in, eg, "£250k expires in 48 hours",
