Do you know anything about the sellers situation? If they are looking for a quick sale (esp if it’s been on the market for over two months) it can definitely be in your favour to clearly state that your a first time buyer (so no chain) and ready to move. I would offer what you reasonably think it’s worth and can afford - they are either going to accept less or they are not. Your solicitor should offer you advice too but basically in the nicest possible way don’t worry about offending the seller - they will have a figure in their mind they want so if you get a flat out no on your lower offer they might counter offer or just say they don’t accept less that HR.

Good luck - we were doing this this time last year and it’s a bloody minefield!
