Yes you may be right - my friends are looking at 3/4 bed detached at £240k+, of which (looking at RightMove) there doesn’t seem to be a massive stock of. Larger houses seem to be flying off the shelf!
The situation be a different for flats and cheaper properties as there seems to be a bit more of them available.
