This is just wrong. If you've got one buyer offering £110k in cash vs a buyer tied up in a chain, still needing to get approved for a mortgage and offering £113k conditioned on a bunch of surveys. A lot of sellers might consider "paying" £3k of opportunity cost for the privilege of quick sale and way lower risk of it not going through.
