You are probably right, I also noted that properties in region of 400k are being sold 5% over HR (based on a few cases I know of).

It really does add up, 10% deposit of 300k is 30k plus another 10% above valuation makes 60k in cash plus 8-10k in fees... It pisses me off because if it would be sold for HR value than 20% deposit gives you much better APR...
