I feel you man. I bought my first flat 4 years ago and I had to go with old smelly flat that needed total refurbishment as that was the only I could afford in the area I wanted. I paid 2k over HR and was saving aggressively so I can pay for refurbishment. I finally did it over a year ago and in the meantime changed job and got promotions so I was able to save more and build more equity in the flat. I should be now in reasonably good position to upsize (at least I hope so...).

My advice is to have a look into less desirable properties, that require some work. Most people are too lazy to do it and are happy to pay extra to have nice, fresh flat/house. It does however require a bit of sacrifice.
