Currently living in Strathbungo, recently bought in Shawlands. We offered just shy off 15% over to secure the property. That was a tad high, 8-10% might have done it but it wasn't all my choice. You can sweeten the deal in non-monetary ways be being really flexible on dates etc.

East of Pollockshawd Road will have a premium. West up to Victoria Road is [still Strathbungo](https://m.facebook.com/ShawlandsandStrathbungoCommunityCouncil/photos/this-is-a-map-of-the-area-covered-by-shawlands-and-strathbungo-community-council/1204138519641708/) (although some might call bits Crosshill) and you money should go further.

Even in Govanhill there's good bits, basically the streets closest to the park. There's also pockets like Niddrie Square that carry their own premium.

Strathbungo is now almost fully gentrified, so you'll be paying a premium for that but it is a great place. Biggest issues are rubbish (a Glasgow-wide problem) and parking (unless you have private land).
