You're going to struggle to get a lender to lend to you above a takeaway or a pub, I'm afraid.

We had a fair whack of a deposit and even then it made no difference.

Even if a lender agrees, they'll send their own surveyor out and that's potentially more hoops to jump through.

Looking forward....It'll be ok to rent out but selling it will be a long, drawn out afraid. If it's the right price and in the right area, you'll get cash buyers I'd imagine but it'll take away a fair bit of your potential buyers.
