Access is the real big one for this sort of thing. A guy on a harness can do a quick roof repair for £150-200 total, but if he can't reach it then you need a cheery picker, which costs more, and if you can't get cherry picker access then you need a scaffold tower, and suddenly the overall quote is in the mid four figures...
