If it helps to understand, the flat opposite mine is pretty much identical to mine, and was bought by a property developer for buy-to-let at almost exactly the same price about a month after I bought mine.
The advertised monthly rental for that flat is 170% of my mortgage payment. It has never been without a tenant.
