I lived on Garrioch road - just round the corner near the botanics from the flats your looking at - for 17 years and can honestly say I never had any hassle or felt unsafe. I was 17 when I moved in and I’m a pint size female so I would deffo feel intimidated passing groups of people everywhere but never had any direct experience of hassle (apart from teenagers asking me to buy alcohol for them from the wee corner shop). My dog was gutted when the elephants left (honestly kept looking about!) we walked around loads and always felt safe here’s my tuppence on pros and cons:-

Pros
- area is definitely as safe as anywhere in Glasgow and deffo improving all the time (my tiny one bedroom tenement sold for £120k last year - only reason for moving is we needed more space)
- it’s a smashing location being so close to the botanics (seriously saved my sanity during lockdown last year!), less than 10min walk from Byres Road, 5min walk from QMD which has great wee cafes & the brewhaus pub which has a great wee beer garden.
- another brand new set of flats (with fancy roof gardens ooh) have just been approved on the site on Hotspur street next to the kids play park across from the wee Tesco. This is good news for future value of your potential flat
- as you’ve mentioned there’s a new school in development which is always a bonus for future selling

Cons
- I used to get the bus from McDonald’s on maryhill road and it could be pretty depressing - there’s definitely drug users and ‘dodgy’ types around there BUT I’ve always found if your friendly people are friendly back and as I say I’ve never had any hassle
- make sure there’s a locked gate in the communal bin area which I’m assuming as a new build there will be - that was my biggest hassle living there ours was an old tenement and the back court gate was never locked so we did have junkies going through the bins - this stopped when I put a lock on it so it was just opportunistic
- you deffo do hear the police and fire sirens a lot being so close to both so if your super noise conscious that might annoy you
- parking is a pain!

All in all I’d say go with your gut - don’t get too caught up in what people say about area and the ‘reputation’ because if I did I’d never have moved there and I loved it (as I say I only moved for more space and a garden). Be completely honest with yourself about the property - see how you feel about living in it. I’d say on a practical note that it would be a good investment - flats in that area have sold well for years and although it sure we will see a market downturn globally in the future I’d imagine you’d be pretty safe and as someone else pointed out buying new right now saves the madness of the ‘open market’ over hone report value.
