Sorry you’re being downvoted! We experienced this too when we sold our house last month: listed at 90% of home report to get interest, sold at 10% over home report.

...we bought it at 75% of home report (same value) 4 years earlier because the market wasn’t crazy, it wasn’t done up nicely and was marketed poorly (it was on the market for 4 months with two price drops, the seller would only sell to people who weren’t in chains). We did renovate throughout, and our style is in fashion at the moment for the type of property (modern rustic).
