Yeah, I think it’s daft too. I think houses should be listed at what you’re looking to get, so everyone’s on the same page, but that’s not the status quo. We just did what our estate agent recommended. We ended up buying our next house at a fixed price.

For the most part, every viewer was on the same page though. All the offers we had (bar one) was at or above valuation, and the odd one out was a first time buyer who was new to the game. They thought that just because we bought below valuation, that we’d sell below list price (let alone below valuation). Their best and final offer (which they angrily informed our estate agent that they thought was “a fair and good offer” despite being told we had offers over valuation) was 10% below valuation plus £1K.
