You can usually guess what is HR report (+/- 5k) but from time to time there is huge difference. There is a flat in West End with offers over 320k. I thought that HR will be around 350k but it was actually 375k and the sellers were expecting 400k... It is still on the market as 400k is far above what people are willing to pay even in the current market.
