So we went through the same issue on boxing day and had water coming through our lights in the bathroom from a burst pipe above and we have it finally resolved.

You will have to pay the excess if you are claiming, you could ask them to pay it but its probably no worth the hassle and it cant be £3K someone is at it I think

We have our own buildings insurance and then the building is insured through Hacking & Patterson. Now I cant really remember why we ended up claiming through H&P (would need to ask the wife) but we did and even though I think H&P are an absolute shower of shites we only paid £250 excess and we got our old ceiling ripped down, replaced, new lights,extractor and all painted even if it took 4 months after the fact.

Hope you can go back to the Factor and get this sorted out.
