I lived in the Beresford for several years. First off, all the flats are different - I'd view it before you make a decision. Some are pokey and shit, some look out onto a back alley full of bins, and some do face the central courtyard. Some of the bigger ones are beautiful, however. I shared one near the top with a pal and we loved it. The only thing is the neighbourhood noise - that was why we moved eventually as our lifestyles changed and were no longer compatible with living in party central. If you're young and it doesn't bother you or you work nights or whatever it might be bearable for a while. But get ready to fall asleep to the sound of drunk people fighting, every night of the week! There's also a student nightclub that plays shit music right next door. There are no problems with pests at all, and there's a nice mix of people live there, some young families with kids who play together in the lobby, which is cute. The party flats have mostly been stamped out over the last few years and I never had any problem with noisy neighbours over and above what you would expect in a city centre apartment building.

My main reason for commenting however is to stick up for the concierge. If he was grumpy with other commenters, maybe they did something to deserve it! We found him to be a lovely wee man who would do anything for you. By the time I left I kinda felt like he was my dad.

TLDR: The individual flats vary wildly; it's noisy AF; and the concierge is a legend :)
